Who we are
Luxury Listing Media is the trading name of Real Estate Media Growth, LLC, a real estate media company serving Boise, Idaho and Denver, Colorado. This policy covers the website at luxurylistingmedia.com, the contact form on it, the text messages that form lets you sign up for, and the details you give us when you book a shoot.
What this site collects
Nearly every page on this website is a static page with nowhere to type. The one exception is the contact page at /contact, which carries a form. There is no sign-up form, no comment box and no search.
This website does not currently run any tracking, analytics or advertising script. If we add one, such as our customer relationship system's tracking script, it will load only after you allow the matching category in the cookie notice, and this policy will be updated first. Nothing optional, meaning anything that would send your details to another company, loads until you allow it: when you first arrive, a notice asks whether you accept, reject or want to choose, and the answer is saved on your device only. Details are on the cookie information page.
In normal use the site sets no cookies. The one thing it stores in your browser is that answer: a single record, under the name llm_consent, holding the version of the notice, the time you answered and a yes or no for each optional category. It is not sent to us or to anyone else. You can change it at any time with the Cookie settings control in the footer, and clearing this site's data in your browser removes it. In one rare failure case, when your browser will not save a "no", the site tries to leave a small cookie called llm_revoked holding only a date and time; that cookie is sent to this website with ordinary requests, as any cookie is, and the cookie page explains it.
The page reads a few settings from your browser to decide how to behave, and none of them leaves your device: whether you have asked for reduced motion, whether your browser has data saver switched on, and the size and type of your screen. With reduced motion or data saver set, the background video does not load and the page stays still.
What the contact form collects, and what we do with it
The form asks for your name, your email address and your phone number, plus an optional box for text messages. We use those details to answer your enquiry.
If you leave the box unticked, we reply by email or phone and do not text you. If you tick it, we may also text you about your enquiry, about scheduling and reminders for a shoot you book, and to tell you when your photos or video are ready. We do not send marketing or promotional texts, and the form does not sign you up for marketing emails.
If you tick the box, we also keep a record of your consent, because a mobile carrier can ask us to show that you gave it. The record holds the exact wording beside the box and the version of that wording, the date and time you sent the form, the IP address it was sent from, the browser details your browser sends with it, and the address of the page. It is kept with your details.
When you send the form, your details pass straight through this website to our customer relationship system, where we read and answer them. The website does not write them to a file or a database on the way past, and its own error log records only whether the handover worked, not what you typed. If the handover fails, the page tells you so, keeps what you typed and gives you our phone numbers. If we cannot tell whether it arrived, the page says that plainly instead of claiming it was sent, and it never resends for you. The page says the form is not connected, and nothing is sent, until that handover has been switched on. The customer relationship system handles your details for us under the customer relationship system's privacy policy.
We do not sell your details, and we do not give them to anyone for their own advertising.
What your browser sends when it loads a page
Like every website, this one is delivered by a server, and your browser sends that server the standard information any web request carries: your IP address, the page you asked for, your browser and device type, and the page you came from, if any.
Our hosting provider records requests to this site in logs, including the time, the page requested, the response and your browser details, and uses them to run and protect the service. It keeps those logs for a limited period set by our hosting plan. It also collects traffic information, such as IP addresses and the approximate location they point to, under the hosting provider's privacy notice.
The site's typeface, DM Sans, is served from this website itself. Your browser makes no request to a font service.
The example films are delivered by a video delivery service, and only if you have allowed the Video playback category. Until you do, the player shows a notice and your browser asks that service for nothing. Once you allow it and play a film, your browser fetches it from the service, which receives your IP address and browser details, under the video service's privacy policy. If you later withdraw your choice we stop making those requests from this site, but we cannot take back data the service already received.
TODO Confirm with the video service whether it sets cookies or stores anything in the browser when a film plays, and say so here and on the cookie information page. The repository cannot show it.
A few pages we make for individual clients, which are not listed in search engines, load their images and films from our customer relationship system's media storage as soon as the page opens, so that service receives the same standard request information. That is part of those pages and is not covered by the optional-content choice.
When you follow a link from this site to another site, your browser tells that site only that you came from luxurylistingmedia.com, not which page you were on.
Booking, payment and your galleries
Booking a shoot, paying for it and logging in to your galleries all happen on our booking and payment platform at book.luxurylistingmedia.com. Every Book button on this site takes you there, and nothing is collected on this site before you arrive.
When you book, you give us your name and contact details, the property address, details of the property and the shoot, the contact person for the property, any access information such as lockbox, gate or alarm codes, and your payment details.
We use those details to schedule, shoot, edit and deliver your media, to invoice and take payment, and to run the business: keeping records, doing our accounts, and answering questions or resolving disputes about an order.
These people and services receive them:
- Our office staff, who schedule and support your order.
- The photographer, videographer or other contractor assigned to your shoot, and the editors who work on it. We work through independent contractors, and they can access the booking system to complete assigned work, including any access information you gave us.
- The booking and payment platform, which stores your order for us and uses its own service providers, listed in the booking platform's privacy policy.
- The payment processor. Your card number is typed into the processor's own field and goes straight to it. If you choose to pay at closing, that option is run by a separate financing provider under its own terms.
- An automation service that copies each new order into our customer relationship system, and a cloud file storage service that holds the working files for your shoot.
We keep booking records while you are an active client, and afterward for as long as we need them for the license that comes with your media, for our accounting and tax records, and to answer questions or resolve disputes about an order.
Text messages
The phone numbers and the email address on this site are plain links. Tapping one opens your phone app or your mail app. Nothing reaches us until you place the call or send the message.
If you tick the box on the contact page, we may text the mobile number you gave us for the purposes above. You can stop at any time by replying STOP to any message, and reply HELP for help. Our Terms of Service set out the full text message terms.
To send and receive texts, your number, the messages and your consent record are handled by our customer relationship system's messaging service and passed to mobile carriers for delivery.
No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. Information sharing to subcontractors in support services, such as customer service, is permitted. All other use case categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
How long we keep information, and how it is protected
This website itself has no database. In your browser it stores only your cookie choice, as described above. The hosting provider's logs are the record a visit leaves, as described above.
We keep a contact form submission for as long as we need it to answer your enquiry and to handle any work that follows from it. If you become a client, it becomes part of your client record.
We keep a text message consent record for as long as we may text you, and afterward for as long as we may need to show when and how you agreed. When you reply STOP, that is recorded too, so that we do not text you again.
Every page is served over an encrypted connection, and the server sends headers that harden it in your browser: they stop a browser guessing a file type, limit what another site is told when you follow a link away from here, refuse to let this site be framed inside another, limit which other sites' content a page may load, and switch off the camera, microphone and location features.
Your choices and your rights
You can stop text messages at any time by replying STOP to any message. You can ask us to stop emailing you by replying to any email we send you, or by using the contact details at the bottom of this page.
You can ask us what personal information we hold about you, ask us to correct it, or ask us to delete it. Send requests to team@luxurylistingmedia.com. Before we act on one, we confirm it comes from you by asking you to reply from the email address or phone number on your record with us.
We may keep information we need for our tax and accounting records, to resolve a dispute, or to show that you opted out of texts. If we keep something after a request, we will tell you what and why. None of this limits any right that a privacy law where you live gives you.
The terms that go with this policy
Using this website means accepting our Terms of Service, which cover the site itself and the text message program described above.
Changes to this policy
When this policy changes, the date at the top of the page changes with it. A change to the services we use can change who receives your information, and when that happens we update this policy.
